Expressions of interest are now open for food businesses to become part of the reinvention of an iconic Adelaide landmark.
The Adelaide Central Market is calling on new and innovative food businesses to be part of its expansion, with outlets available alongside a boutique supermarket and service-based retail on Level 1, currently under construction.
Already attracting more than 8 million visitors annually, the Adelaide Central Market is a world-renowned destination for fresh food and produce, known for its vibrant atmosphere, popular eateries, and incredible shopping experiences.
The $400 million upgrade, which is a partnership between the City of Adelaide and ICD Property is set to double the size of the existing market, honouring its heritage by preserving the original external aesthetics of the building while inspiring the development of new areas.
According to development plans, up to 53 tenancies are available, offering a rare opportunity for businesses to enter the traditionally tightly held market space.
Businesses operating within the redeveloped market will form part of a greater development, which includes a 248-room Australian-first Treehouse Hotel from SH Hotels and Resorts, 231 apartments (91% of which are pre-sold), more than 20,000 sqm of office space supporting over 750 employees, an HEI childcare centre, and much more.

Valerie Henbest from the Market’s Smelly Cheese Co. is quoted in the recently released leasing brochure, saying, “The expansion will bring more of what people already love about the Adelaide Central Market – the food, the people, and the community. It’s an Adelaide icon and definitely one of the best markets in the world.”
Carla Alemao of Saudade Portuguese Tarts, a relatively new addition to the market that opened in 2022, says they’re looking forward to the expansion helping to grow their already thriving business.
“My business is thriving at the Market – it’s been a perfect fit since we opened our doors in 2022 and has taken our business to the next level. We’re really excited for the Market expansion and the new business opportunities it will bring.”
The vision anticipates a 2 million increase in projected annual visitation, offering enormous business potential to its 125 tenants.
Expressions of interest for tenancy opportunities opened on July 16 and will remain open until August 31, 2024, with shortlisted applicants notified in late September.
